Romance query--Former juv. delinquent inherits part ownership in hotel

Here's the story:
A man inherits part-ownership in a lodge in rural Washington state, not far
from Seattle. His inheritance comes from a woman who had taken him in as a
teenager when he was on the streets and in trouble. The lodge is owned by a
family, one of whom is a young, single mother. The woman who left the
inheritance is the aunt of this single mother. Of course the two don't trust
each other, but fall in love anyway. There's a subplot involving a someone
the male main character knew in Seattle who robbed a store and killed someone.
I know this is a little vague, but hopefully there's someone out there who
recognizes this plot and can help my patron!
