This sounds an awful lot like the mystery series by Rita Mae Brown (and her cat Sneaky Pie)-- but with a few differences.
The heroine is a postmistress-- but it's her cat who is Mrs. Murphy.
She does have a cat and a dog--the dog's name is Tee Tucker.
She is divoced but I have never encountered a landlord--she lives on a farm(?) formerly her parents' so I assumed she inherited it. She has a barn and horses and a tractor as I recall.

The animals talk to each other but of course the humans don't understand.

I enjoyed these very much. Titles were
Wish you were here
Rest in pieces
Murder at Monticello
Pay dirt
Murder, she meowed
Murder on the prowl
Cat on the scent

The Rita Mae & Sneaky Pie Brown mysteries feature a cat whose name is Mrs.
Murphy, there is a Welsh Corgi, too as well as a neighbor cat who has
taken up residence, but the Indian landlord doesn't fit. The "detective"
is Harry Harristeen, recently divorced postmistress in the western part of
Virginia. She inherited her farm from her family. There are 6 or 7
titles in the series, if this is the series. One take place at Monticello
and other sites in Virginia's "horse country".

Thanks to all who answered my question. It was indeed the Rita Mae Brown
books and our client is very happy to have the series identified. I should
try and read one for myself - so many books, so little time!

The first part of your query ("postmistress with cat and dog") suggests Mary
Minor Haristeen, aka Harry, of Crozet, Va., "Mother" to Mrs. Murphy the
tiger cat and Tee Tucker the Corgi. However, Harry is not a detective
(except amateur), and she lives on a small farm she owns (no landlord). The
books are by Rita Mae Brown and are among my favorite mystery series.
